Statutory Instruments (SI) have come into force extending the restriction of residential evictions from being carried out in both England, expiring 21st February, and Wales, expiring 31st March - bar certain exemptions.
Following on from England bringing a Statutory Instrument (SI) into force last month, Welsh Ministers have now also laid regulations prohibiting certain evictions between 11th December 2020 and 11th January 2021.
The Lord Chancellor has confirmed the Government will be laying a Statutory Instrument (SI) before Parliament today, to come into force on 17 November 2020, setting out new legislation for the industry over the winter period in England.

Following the implementation of national restrictions in England, set to last until 2nd December, the Ministry of Justice has issued guidance relating to the enforcement of writs of control and writs of possession during lockdown.
Since March, temporary legislation has been in force to prevent landlords from using specific measures to recover rent arrears from commercial tenants during the height of the COVID-19 pandemic. These measures, in place now until 31 December 2020, mean typically cheap and quick enforcement options like peaceable re-entry to end the lease, statutory demands for payment and winding up petitions are currently a no-go if a non-paying tenant's business has been impacted by coronavirus.
